About the Project

This proposal replaces the long-vacant Rite Aid building at Alhambra and L Street with a modern, climate-controlled storage facility supported by an improved ground-floor design along the corridor. The project is intended to be a quiet, low-impact use that brings meaningful investment back to the area and responds to long-standing issues on the site.

  • • A new building designed with improved setbacks, expanded landscaping, and updated materials
    • A quieter, cleaner use with far less traffic than past retail operations
    • A modern storage facility that also supports nearby medical campuses
    • A more intentional pedestrian environment with better lighting, visibility, and design
    • A ten-foot landscaped buffer along the residential edge on Seville
    • Architectural refinements to better complement the character of East Sacramento
    • A building designed with ceiling height and structural flexibility for a future Fire Station 4, should the City choose to pursue that option

  • In response to feedback from the City and community partners:

    • The height has been reduced to 65 feet
    • The FAR has been reduced to 4.0
    • The footprint has been pulled back from residential neighbors
    • New landscape planters and drought-tolerant plantings have been added
    • Materials and color palette refinements are underway, including expanded brick on the lower levels

    These early changes reflect ongoing efforts to make the project responsive and appropriate to its surroundings.
